Financial Analyst, Fixed Assets

GENERAL SUMMARY
The FINANCIAL ANALYST, OCCUPANCY & FIXED ASSET responsibilities include accurately accounting for Designer Brands Store Occupancy, Distribution Center Occupancy and Fulfillment Center Occupancy, in a fast-paced retail environment. In addition, this position will support the Company wide capital expenditure accounting process and will assist with recording the cost of newly-acquired fixed assets (both tangible and intangible), tracking existing fixed assets, recording depreciation, and accounting for the disposition of fixed assets.

This position will be primarily responsible for Store-level journal entries to record expenses, verifying invoices, and balance sheet reconciliations; and researching and analyzing specific store information and trends for ultimate use in reports for investors, banks, and other regulatory agencies. These financial accounting responsibilities will be performed to comply with Generally Accepted Accounting Principles and the Company's Sarbanes-Oxley internal control documentation. This position will interact with various corporate departments and external personnel.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Determination of monthly revenue and expense Occupancy accruals based on an analysis of trends, timing, and general ledgers; requires the ability to interact with operations personnel and translate discussions into impactful accounting decisions
• Assist with recording of fixed asset acquisitions, dispositions, and transfers in the accounting system
• Assist with tracking the compilation of project costs into fixed asset accounts, and put into service once the related projects have been completed
• Prepare Store-level journal entries, reconciliations, and reports: i.e., balance sheet account reconciliations, occupancy statistics, terminations/early move-outs, amendments
• Review building expenses for proper coding and research variances, engaging with internal/external personnel to resolve potential issues/discrepancies
• Review of annual building budgets; understanding year over year changes and trends
• Complete monthly analyses to ensure occupancy expenses are in line with projection/budget and understand and anticipate upcoming variances, as applicable

• This position requires a detail-oriented individual with the ability to analyze a significant volume of financial information. Candidates must possess the ability to thrive in an environment of complex calculations. Selected candidate will assume responsibility for accuracy and timeliness of work and have excellent organizational and time management skills. Excellent verbal and written communication skills and the ability to prioritize multiple tasks are required.

QUALIFICATIONS:
EXPERIENCE:
• At least 2 years of experience in accounting

PREFERRED QUALIFICATIONS:
• MAcc or MBA is preferred
• Experience in public accounting (Big 4)
• CPA is a plus

EDUCATION:
• Bachelor's Degree in Accounting
