GENERAL SUMMARY
The SUPERVISOR OF OCCUPANCY & LEASE ACCOUNTING oversees the lease accounting function. This individual will be required to challenge and develop their direct report through stretch goals and objectives, projects, initiatives, and interaction with key stakeholders. Oversees and manages day-to-day operations and month-end, quarter-end, year-end close responsibilities. Supports other responsibilities assigned as needed for financial close and reporting. Evaluate new methods or procedures to improve close procedures and daily operations.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
•Ensures accurate and timely recording of all lease-related obligations, including base rent increases, percentage rent, operating expense (CAM), real estate tax and insurance, and accounts payables
•Manages the establishment of the lease accounting standard, including coordinating the analytic reviews, interpretation of financial data and provides support to non-financial business partners

•Ensure practices are in place to prepare and maintain schedules and supporting documentation needed for management, internal and external reporting, internal and external auditors, and SOX requirements
•Demonstrate high level of systems knowledge with an ability to understand information from multiple financial systems (Lucernex, Lawson, Oracle FCCS, OnBase, CASS, Oracle ARCS, Micro Strategies, and Service Channel etc.) and will possess the analytical skills to match data between systems
•Must have an in-depth understanding of accounting principles related to the property accounting
•Identifies problematic lease terms and escalates where necessary
•Understands, reviews, and approves journal entries and balance sheet reconciliations for lease and fixed asset accounting
•Supports other responsibilities assigned as needed for financial close and external reporting (10-Q/K) and quarterly store impairment analysis and memo.
•Directly supervises one direct report and coordinates with a third-party lease administration function
•Ability to execute change management within the function, across the business, and with external customers focusing on system enhancements, electronic solutions, and enhanced KPIs
•Required to present management recommendations based on analytical data to key stakeholders throughout the business

•Ability to research and summarize technical accounting topics
•Ability to drive, both internal and external business partners, to solutions on operational and project based issues
•Present excellent leadership, communication, organization, and analytical skills
•Ability to interact and drive change across multiple areas, as well as, multi-task several projects and initiatives in a changing environment
•Ability to identify inefficiencies, recommend, and implement solutions to improve operations
•Able to analyze business trends and KPIs to improve operational efficiencies
•Ability to work well in a team environment as well as work independently
•Ability to work under moderate supervision to determine and develop approaches and solutions to complex problems
•Detail-oriented
•Advanced level skill in Microsoft Excel

QUALIFICATIONS:
EXPERIENCE:
•4 years of experience in accounting with more recent experience with leasing accounting standards

PREFERRED QUALIFICATIONS:
• Retail and public accounting experience a plus

EDUCATION:
•Bachelor's degree in Accounting; CPA preferred; MBA a plus
