JOB DESCRIPTION
Cintas is seeking a Project Manager, Engineering and Construction  to complete leasehold improvements and construction projects.  This includes budget preparations, building layouts, construction, and installation of new furnishings and equipment into construction projects.  Utilize the assistance of the appropriate operations partners, field engineers and engineering directors.  Develop long range capacity planning for assigned locations.  Assume the leading role for new building projects, tenant improvements, renovations, new branches, and expansions. 

JOB RESPONSIBILITIES

*Make regular field visits to Cintas locations for the purpose of developing and implementing construction plans on new or existing buildings. *Interface with Corporate Real Estate Provider and Cintas accounting to initiate and conduct land and/or building searches for purchase or lease, as applicable. *Complete building and site search approval documents per policy to justify the need for a land or building search and subsequent construction. *Initiate and manage due diligence efforts to verify land and building purchases or leases are in compliance with the project requirements. *Purchase furnishings and equipment for new plants, maintain relationships with vendors, contractors and suppliers, monitor their performance and improvement areas.  Submit PO's and timely invoice processing for vendors/suppliers. *Develop and review input and assistance to improve the standard rental plant design. *Prepare construction contract documents to clearly define the work purchased and negotiate acceptable terms. *Prepare and lead project and cost justification review presentations to inform and seek approval of upper management on proposed building projects. *Maintain cost tracking and controls for each project.  Keep spending and commitments below approved authorized spend. *Manage and update project schedules to keep projects on track and communicate with operations monthly on the status. *Establish formal reviews of designs and seek input of Engineering Manager for further review. *Provide timely submittals of required information to Aon Risk Solutions for their approval prior to material purchase and construction of sprinklers, roofs and building wind design as required.
SKILLS/QUALIFICATIONS
Required

*Bachelor of Science in Civil Engineering preferred or Bachelor of Science in Electrical or Mechanical Engineering, or minimum 5 years' experience performing tasks such as lease searches, tenant improvements, land acquisition, developing building equipment and furniture layouts, managing construction projects, managing equipment installations and monitoring associated costs and budgets. *Must possess a minimum of 2 years contract management and purchasing experience. *Knowledge and experience of relevant computer software applications including AutoCAD, Microsoft Word, Excel and PowerPoint *Ability to travel to projects for brief visits, 2 -3 days per week maximum. *Excellent communication skills
