Lease Analyst/Negotiator

LEASE ANALYST/NEGOTIATOR

LOCATION: HYBRID BETWEEN OFFICE AND HOME.

RESPONSIBILITIES INCLUDE:

*Providing overall support for all legal-real estate matters, including internal and external counsel *Assisting with the review of  leases, amendments, and other real estate documents through execution, transmitting executed documents to landlords for countersignature, and following up with them to obtain fully executed copies. *Overseeing the proper drafting and execution of commencement date agreements, storage and signage agreements, estoppels, SNDAs, and notices exercising option and termination rights, and corresponding with landlords regarding same  *Monitor changes in construction calendar dates for new stores as same apply to lease required milestones to insure compliance and to call out any issues *Work with outside lease administration support to find/monitor potential co-tenancy violations, work with store management to find/monitor kiosk violations   *Work with construction department to insure all required notifications to landlords with regard to collection of construction allowances are timely met *Providing general support for a variety of matters for the real estate  department as needed *Researching leases/overseeing responses to internal facilities and store operations teams with regard to various landlord/tenant issues, interacting with landlords, and drafting legal notices and responses *Review certain aspects of lease abstraction done by outside lease administration support. *Correspond with internal construction dept. and outside insurance advisors to make sure relevant lease provisions and exhibits are reviewed by same, and their comments transmitted to outside attorney/landlord *Overseeing day-to-day maintenance and organization of legal-real estate files

QUALIFICATIONS INCLUDE:

*5 years of Real Estate paralegal experience, with 2 years of in-house experience preferred *Bachelor's degree; a paralegal certificate from an ABA-approved program preferred *Licensed notary public a plus, or willingness to obtain such
