Real Estate Project Manager

BASIC PURPOSE: The Real Estate Project Manager is responsible for managing all aspects in the Love's Family of Companies real estate projects, including managing outside consultants, engineers, government agencies, and land owners.  This position will also be responsible for the completion of all entitlements of projects up to the point of construction.

MAJOR RESPONSIBILITIES:

*Overall management of development and land projects for the Love's Family of Companies *Communication with estimating before, during and after project close *Review plans and proposals to determine timeframe, procedures, staffing requirements, and resources *Monitor and report project costs and schedule performance until the completion of projects up to the point of construction *Responsible for analyzing, monitoring and preparing cost exposure reports and cash flow projections *Maintain comprehensive budgets *Responsible for soliciting, evaluating and selecting architects, subcontractors and consultants *Complete various projects on schedule and within budget *Advise management on all project-related issues *Ability to interact with management, consultants and contractors *Assists in the preparation of estimates and engineering analysis *Assists in the preparation of reports that detail the status of the project *Provide project management for projects *Ensure the orderly progress of the project *Assist in the development of solutions for design and configuration of the project *Coordinate with architects and contractors to ensure timely completion and close out *Help identify new sites for future project locations *Deal with multiple miscellaneous real estate issues that arise within the course of business for the Love's Family of companies *Other duties assigned as needed.

EDUCATION AND EXPERIENCE:

*Education:

*HS Diploma or equivalent required *Bachelor's degree preferred in Project Management, Construction, or Civil Engineering

*Experience:

*Experience in project management or multi-unit travel center operations

SKILLS AND PHYSICAL DEMANDS:

*Skills:

*Hard skills: Knowledge of Microsoft Office *Soft skills: Excellent verbal and oral communication skills, ability to multi-task, strong organizational skills, ability to trouble shoot and identify critical paths and strong work ethic.

*Typical Physical Demands:

*Travels up to 4 days per week *Requires prolonged sitting, some bending and stooping. *Occasional lifting up to 50 pounds. *Manual dexterity sufficient to operate a computer keyboard and calculator. *Requires normal range of hearing and vision. *Occasional evening and/or weekend work.
